Why the substructure matters more than the decking boards on top

Almost every conversation about a new deck starts with the boards. People talk about the timber species, the colour, whether to go with a composite material instead. That makes sense, since the boards are what everyone sees and walks on. But the substructure sitting beneath those boards tells a different story. The joists and bearers that most people never think about do far more to shape how well a deck performs over the years than the boards themselves. What the substructure actually does

The substructure carries the load of everyone standing, walking and sitting on a deck. It manages how that load gets distributed and passed down to the ground or supporting structure below. Joist spacing, bearer sizing and the quality of the timber or steel used all affect how much a deck flexes underfoot. They also affect how evenly it spreads weight, and how long the whole structure lasts. A deck with a generously specified, well-installed substructure feels solid and stable no matter what boards sit on top. One with an undersized or poorly spaced substructure can feel spongy or uneven, no matter how expensive the visible decking material is.

This is part of why two decks can look nearly identical from above, yet feel completely different underfoot. They can also age at very different rates. The difference is almost always happening below the surface, in a layer that’s invisible once the project is complete.

Joist spacing and why it’s not a place to cut corners

Joist spacing is one of the most important substructure decisions. It directly affects how much a deck flexes and how well it supports the boards above over time. Wider joist spacing reduces material and labour costs, which makes it a tempting place to save money, especially on a tight budget. But spacing that’s too wide for the decking material can cause problems. Boards can flex noticeably underfoot. They can feel less stable over time. In some cases they develop premature wear or cracking, since they’re being stressed beyond what they were designed to handle.

Different decking materials need different joist spacing. Composite boards in particular often need closer spacing than solid timber to perform as intended. Check the manufacturer’s specifications for whatever decking material you’re using, rather than assuming a generic spacing will suit any board. It’s a detail worth confirming explicitly before construction begins.

Timber treatment and moisture exposure

The substructure sits closer to the ground than the decking boards above it. It also faces more exposure to moisture. That makes proper timber treatment, or the use of suitably rated steel, especially important at this layer. Untreated or under-rated timber deteriorates fast in ground contact. It also deteriorates fast in persistently damp conditions beneath a deck. It breaks down far quicker than the same material used elsewhere. That leads to a substructure that weakens well before the visible decking above shows any sign of a problem.

This deterioration happens out of sight. That makes it one of the more dangerous ways a deck can develop a serious problem without any obvious warning, right up until a genuine structural issue becomes clear.

Ventilation beneath the deck

A substructure that traps moisture, rather than letting it dry out between wet periods, deteriorates considerably faster. That’s true regardless of how well you treated the timber initially. Adequate ventilation beneath a deck means two things. You need enough clearance from the ground. You also need enough gaps in any skirting or enclosure around the base. That allows air to circulate and moisture to evaporate, rather than sitting trapped against the timber indefinitely. Decks built low to the ground are particularly prone to this hidden moisture problem. So are decks with solid skirting added purely for looks, without any thought given to airflow.

Why this is worth discussing explicitly with a builder

Because the substructure is invisible once a deck is finished, it’s one of the easiest places for quality to be quietly compromised. That happens unless you discuss it explicitly during planning and quoting. Ask directly about joist spacing, timber treatment or steel specification and ventilation allowance. Don’t assume a builder handles these details to a consistent standard by default. It’s a reasonable and worthwhile conversation to have before any construction begins. So much of a deck’s long-term performance depends on a layer nobody will ever see again once the boards go down.

Comparing quotes on more than board price

When comparing quotes from different builders, it’s easy to focus on the total price and the board material on offer. Those are the details easiest to compare directly across quotes. A more revealing comparison looks specifically at what each builder proposes for the substructure. That means the joist spacing, the bearer sizing, the treatment level of the timber, or whether they’re using steel framing and to what specification. Two quotes with an identical decking board can still have a significant price gap between them. That often reflects a real difference in substructure quality, not simply one builder charging more for the same underlying work.

Ask each builder to specify these details in writing, rather than relying on a general assurance that “everything is done properly.” Do that, and you can compare quotes on a genuinely equal basis rather than being swayed by price alone. It only takes a short email to ask, and a builder confident in their work should answer without hesitation.

What to check on an older existing deck

For anyone assessing an existing deck rather than building a new one, a few signs suggest the substructure may already be struggling. Look for noticeable bounce or flex when you walk across it. Check for boards that feel loose despite appearing fine on the surface. Watch for a musty smell coming from beneath the deck, which suggests trapped moisture. Take these signs seriously and get them assessed properly. A substructure problem, left unaddressed, tends to worsen steadily rather than resolve on its own.
